Use This Checklist to Insure You are Getting a Quality Window Replacement


The day your replacement windows are installed is a very exciting day. You have shopped for the right window, you have selected the best window installer, and you have waited for your new replacement windows to arrive. Do not get too comfortable though, you still need to insure that the installation is done properly so you realize the full potential of your replacement windows. Use the checklist below to make sure your windows are installed cleanly and correctly.
1. Window is installed level - Reading a level is pretty simple. Have the installer place the level on the sill of the window. In the middle of the level is a small clear tube with two lines drawn around it. Inside the tube is a bubble moving back and forth. If the window is level the bubble will sit in between the two lines on the tube.
2. Window is installed square - To determine if a window is square in the opening you will measure the distance from corner to corner across the diagonals of the window frame. The measurements for each diagonal should be the same.
3. Window is installed plumb - When a window is plumb that means that it is installed in the opening straight up and down, not leaning in or out. Checking a window for plumb is similar to checking if it is level. Place the level on the side jamb of the window so that the level is on the interior side of the window frame. The level should be running up and down on the frame of the window. Instead of reading the center bubble, this time you will look for the bubble that will be located at one end of the level. It is designed to work when the level is straight up and down. Just like checking for level, the bubble should sit in between the two lines on the tube.
4. Sealant is evenly applied on the exterior - Sealant around a replacement window is the barrier that keeps the water out. Verify that there is plenty of sealant applied around all sides of the window. Check to see that there are no holes in the caulk. The sealant should be evenly applied around all sides. Areas with less sealant could dry and crack over time creating a water infiltration problem.
5. Broken glass is removed from exterior - Sometimes when the old window is being removed, the glass breaks. Most installers will make sure to pick up the large shards of glass, but sometimes the tiny pieces get left behind. Check the outside of each window and make sure the small pieces have been vacuumed up. This will insure a person or your pet doesn’t get a small piece of glass in their foot.
6. Windows operate properly - Open and close every window to be sure the operating mechanisms are working properly. Practice closing and locking the window to insure it closes easily and that you are able to operate the locks. If the windows have a tilt wash feature for cleaning you should open and tilt every window to make sure they work. If there are any other moving parts on the windows make sure you test their operation prior to the installers leaving.
7. Interior cavity around window is insulated properly - Depending upon how your windows are installed, you may have a gap between the new replacement window frame and the existing wall. To insure proper insulation around the window, this gap should be filled before the trim is applied. This can be done with a low expansion insulating foam or backer rod (a foam strip that can be pushed into the cavity to fill the space) being put into the opening. This will prevent air from coming in around the window and lowering the efficiency of your home.
8. Interior trim is even and corners are tight - One of the last things to be installed on a replacement window is the interior trim. This will surround the window to cover any gaps between the wall and the window and will provide a neat, finished look to the window. You should make sure that all of the trim is evenly applied around the window, making sure it is not waving or has gaps along the trim. Also check to make sure all of the corners are tight miters with no gaps at the corners.
9. Walls around windows show no damage - Make sure there is no cracking on the exterior facade (stucco, brick stone etc.). The interior sheet rock should also be free from any visible cracks or pieces missing. Check every window and point out any damage that you find to give the installer a chance to fix them before they leave the job site. If it can not be repaired by the installer, get a guarantee in writing that the installer will make arrangements to have the damage repaired.
10. All project debris is picked up and removed from job site - This may seem like a no brainer, but you should walk around your house when the job is complete and be certain that all the old window frames, glass, and other debris has been picked up and removed. If it is not in the replacement window contract to remove the garbage, have the installation crew consolidate the trash by your driveway to make hauling it away easier.

Assured that winter has at last made its final retreat, homeowners across the state are ready to throw their windows open to the refreshingly pleasant, warm Summer air. The problem is, some of those windows just won’t budge. The following window care tips can help you see the light of day.

 

Window maintenance

 

Window maintenance is a relatively simple matter, and Summer is the perfect time for doing it. Begin with a routine cleaning of the window frames and sills, as well as the tracks of sliding windows.

 

“Windows that don’t get opened and closed much tend to attract dirt, bugs and nests,” said Stanford Blanck, co-owner of Taylor-based Wallside Windows. “That sort of buildup can cause windows to stick and eventually, not operate properly.”

 

Blanck says to scrape any residue and dirt from the window frames and then vacuum them out.  If necessary, wash any fingerprints or smudges from the frames with an appropriate household cleaner. If the tracks on sliding windows are grimy or sticky with dirt, wash them with a spray cleaner and rag, getting as little moisture as possible on the frames. After washing frames or tracks, dry them completely with paper towel.

 

Stanford Blanck, who has more than 30 years of window replacement experience, offers these additional maintenance tips:

 

About once a year, lubricate all moving parts of your windows – the tracks, slides, crank mechanisms and metal brackets. Teflon spray is best, as silicone has been found to yellow certain vinyl windows. Do not use WD-40, or any oil or petroleum-based products – they make a gummy mess that attracts even more dirt. Metal frame windows – particularly those painted bronze or black – tend to oxidize in the sun, losing some of their color. A little car wax, used according to directions, will often restore the frames’ luster.                               Windows that “sweat” on the inside are not defective – the moisture is simply a product of too much humidity in the house, which condenses on the inner windows in winter. There’s not much you can do about it, other than reducing humidity in the house or perhaps setting up a fan near the windows. Glass that clouds up from the inside is defective. The cloudiness means that seal on the window has been broken, allowing air and moisture to seep between the panes of glass. The only remedy is to replace the glass. On double-hung windows, where both windows slide up and down (on a single-hung window, only the bottom slides up and down), the counterbalance mechanism that keeps the windows in a raised position may malfunction. This mechanism usually consists of ropes, and can sometimes be repaired or replaced. There are also several after market products, such as compression springs, that can be installed on windows to keep them in place. Check your local hardware store for these products. 

 

 

Window glass cleaning

 

Prepare a cleaning solution of one capful of ammonia in 2 gallons of water or 1 cup of vinegar in one quart of water. Dip a cloth, sponge or chamois in the solution, and wring it out to almost dry. You want just enough solution to cover the window without flooding it. Wash the surface of the window with the sponge, paying special attention to the sides and corners of the window frame, where dirt and grime tend to build up. Dip a squeegee into a bucket of clean water. Press the squeegee lightly into the surface of the window, starting at the top and pulling down vertically, stopping a few inches before the bottom of the window.                                       Wipe off the squeegee with a paper towel. Press the squeegee down the area of window directly beside the one you just cleaned, stopping at the same place (a few inches before the bottom of the window). Continue this process until the entire surface of the window except the final few                          inches at the bottom has been cleaned. Pull the squeegee horizontally across the bottom section of the window and the wipe the squeegee off with a paper towel. With paper towel or newspaper, dry off any water collected at the bottom of the window frame.

 

Tips:

 

Avoid washing windows in direct sunlight as they tend to streak. For hard-to-reach windows, squeegee extension poles are available at most hardware stores. Be careful not to drip cleaning solution on painted or varnished woodwork, as it can damage the finish. Do not wash windows with a high-pressure spray – the pressure could crack or displace the caulking around the window.

Do I Have To Replace My Foggy Insulated Windows? Can’t I Just Do Some Window Repairs?


So, you have foggy insulated windows. Foggy windows are usually the result of water condensation trapped in between the thermal panes of your windows. No, it’s nothing that you have or haven’t done. Moisture build-up within panes naturally takes place over time due to various reasons. To have a better understanding of what window repair or window replacement options you have for foggy windows, let us first go back to the basics of insulated glass panes.

Insulated windows, also called double-pane windows or insulated glass, are made up of two panes of glass placed parallel to each other with a space in between. The perimeter of the glass is then completely sealed, keeping outside air from going into the space between the glass panes.

Contrary to single-pane windows which have practically no insulation value, insulated glass units are common energy conservation measures in residences and commercial buildings, and are even mandatory in some states.

Four main components affect the overall efficiency of insulated glass, and its overall cost. These are:

1.    The Glass Used. Insulated panes may use coated or uncoated glass. Coated glass works better because a coating of thin metallic oxide is applied on it which decreases the amount of heat that passes through the panes.  Coated glass is also called “Low e”, meaning low emissivity.

2.    The Gas Used between Panes. For the best efficiency possible, Argon and Krypton are the choice gases for insulated glass because they are the most effective in slowing down the movement of heat through the air space. These gases are also the most expensive. In the more affordable insulated glass windows, dehydrated air is used.

3.    The Type of Spacing Material. The spacing material used is also critical in producing efficient windows. Many companies use aluminum, which is actually a poor choice considering the heat-conducting properties of this material. Lately however, manufacturers have been trying out more suitable spacing materials such as stainless steel or a combination of composite metal and rubber.

4.    The Window Frame Material. Even if it has nothing to do with the glass at all, the material used for framing the window is also an important factor to consider. Solid metal frames, although commonly used, are not quite a good fit for this purpose as they draw the heat out of the house, canceling out some of the effect of the insulated windows. Better and newer framing materials are wood, vinyl-clad wood, or metal with insulators between the inside and outside components.

Now let’s go back to the original problem of foggy windows. Sad to say, fogged up or cloudy insulated windows cannot be repaired. As window seal failure and moisture entering the glass panes is an irreversible process, there are no window repair options and the only question for you is if you can just have the glass panel replaced or the whole window (hopefully not).

The typical rule of thumb when replacing foggy windows is that metal windows can be easily disassembled allowing you to just replace the glass, while most wood windows need to be purchased as a complete sash, meaning frame included.   

If you have a branded window, the process is made easier because you can just contact a representative of the company to assess your window repair needs. In most cases with big manufacturers, they would have custom replacement panels ready for installation so that you won’t even need to take your window apart for measurements.

For the cheaper or “no-brand” windows, some trial and error might be needed in disassembling the glass panes from the frames.
